The market for holiday lets in England and Wales

Frontier Economics has provided a comprehensive analysis of the dedicated holiday let market in England and Wales to support a new report for the Professional Association of Self-Caterers (PASC UK).

The report, released August 2025, sheds new light on the scale, growth, and economic importance of holiday lets, investigating widely held assumptions about their impact on local housing markets.

 Key findings include:

  • Holiday lets represent just 0.6% of the 26.9 million homes in England and Wales
  • Dedicated holiday lets support approximately 139,000 jobs across England and Wales
  • The sector contributes £6.6 billion in Gross Value Added (GVA) annually to the English and Welsh economies
  • Dedicated holiday lets have increased at a steady annual growth rate: 1.9% since 2016 in England, and 4.1% since 2021 in Wales, contrary to some reports of very rapid growth.

The relatively small size and growth rate of the market for dedicated holiday lets means that policy-makers need to look elsewhere to address successfully shortages in housing.
